Have a better idea before making any offer


Roof:

Is the roof near the end of its useful life, or does it need major repair/replacement?

Foundation & Structure:

Look for major cracks, uneven floors, sagging areas, or signs of structural movement.

Plumbing:

Check for old pipes, leaks, low water pressure, sewer issues, or signs of previous water damage.

Electrical:

Look at the electrical panel, wiring, outlets, and whether the system may need a major upgrade.

HVAC:

Find out the age and condition of the AC/heating system. A replacement can become a major budget item.

Windows & Exterior:

Check windows, stucco/siding, doors, exterior wood, drainage, and other elements exposed to the weather.

Kitchen & Bathrooms:

Don't just count cabinets and countertops. Look at plumbing, electrical, layout, and whether the spaces need a full remodel.

Layout & Walls:

Ask yourself: Can I achieve the layout I want without expensive structural work?

Permits & Major Renovations:

Check whether previous additions or major modifications were properly permitted—and whether your planned renovations may require permits.
